Acceptance of Terms & Conditions
By making a reservation with Astra Apartments, you agree to all terms & conditions listed below. These terms and conditions form the agreement.
Acceptance of Quote / Booking Confirmation
Confirmation of a booking is subject to availability at the time the quote is accepted. If there are no longer apartments available in the requested category, we will contact you to discuss. A confirmation is based on the duration of stay and the exact dates provided in the quote. If the dates or length of stay varies, Astra Apartments has the right to adjust the quoted rates accordingly.
Stays of less than 1 month will be invoiced in full. Stays of more than 1 month will be invoiced monthly in advance. Payments must be paid by the due date as per the invoice. Non-payment of invoices may attract further fees to recover any outstanding payments. We accept payment by Visa, Mastercard, American Express, direct debit, bank deposit and electronic funds transfer. Payment with an Australian credit card attracts a 1.75% surcharge. Payment with an international credit card incurs an additional 1.75% surcharge (total of 3.5%). If paying by card, you authorise Astra to transact payments at monthly intervals following the initial payment.
Cancellations, postponements, delayed arrivals, and early departures
Unless stated otherwise in the quote or booking confirmation, 72 hours’ notice of cancellation, postponements, delayed arrivals, and early departures is required for all lengths of stay in order to avoid charges. Notice given within 3 days will result in a charge equal to 3 nights minus the number of days’ notice given. This condition also applies should a stay need to be reduced.
Extension to departure date
We will endeavour to accommodate any request for an extension to the tenancy in a particular apartment. However, if there is a pre-existing booking in the apartment it is not always possible. The earlier the request is made, the more likely that an extension will be granted.
All information and photographic material presented on the website and in promotional files is indicative only and provided in good faith. It provides an indication of the style and standard of accommodation and might not represent the exact layout and furnishings of the apartment you stay in. In case an apartment becomes unavailable due to unforeseen circumstances, Astra Apartments reserves the right to provide equivalent or upgraded accommodation for the same rate.
Astra’s apartments are to be used for quiet residential purposes only. Parties, functions, excessive noise and loud music are not permitted. The number of people occupying an apartment must not exceed the number stated on the reservation document. All occupants and their invited visitors must also comply with the By-laws / Rules of the Owners Corporation for the building. These are available on request by contacting the Astra Representative for the location. If behaviour contravenes these conditions, the tenancy will be terminated and the occupants will be asked to leave immediately and there will be no refund for early departure.
No smoking policy
All of Astra Apartments’ properties are non-smoking. Smoking anywhere in the building, including on balconies and inside the apartments is strictly prohibited. A charge of $500 for deodorising will be made to neutralise the effects of smoking indoors.
Weekly Service Clean
For stays greater than 9 nights, you can elect for a weekly service clean.
The weekly service clean includes changing the bed linen and towels, wiping available surfaces in the kitchen and bathroom, and dusting and vacuuming/cleaning the floor. Please note, the cleaners do not do any washing up.
Please make sure that any bags/clothes/belongings are off the floor to facilitate the cleaning. Please note, that the cleaners will not make the bed or clean surfaces where personal belongings are placed. If you have elected to receive the weekly cleaning service, you authorise the cleaners to attend the apartment as required.
Amenities (tea, coffee, shampoo, toilet paper, etc.) are provided with our compliments on arrival, but will not be replenished as part of the weekly cleaning service.
Please treat the apartment with respect and leave it in a reasonable condition. If the apartment requires additional cleaning on check out, any costs incurred will be charged (including such services as steam cleaning carpets, removal of excessive rubbish, etc).
Damage and breakage
The occupant of an Astra apartment agrees to pay for any breakage, damage to or loss of any furniture, fittings, and/or equipment in the apartment, its common areas and/or its contents and agrees to provide credit card details as payment for any such occurrence. This includes wind and rain damage if doors or windows are left open. Astra Apartments is not responsible for any damage to your vehicle or any other vehicle or property while in the garages of our buildings.
You are required to insure your own contents. If we are required to claim on our insurance for damage caused by you or your visitors, you will be required to pay any excess on the policy. Any use of the gym or other equipment at the apartment is at the occupants’ own risk.
Credit card details are held to secure the reservation and for any incidental charges that might occur. You irrevocably authorise Astra Apartments to charge your credit card should any incidental charges be incurred. Incidental charges include but not limited to late checkout, failure to return or lost keys, excess cleaning fees and rectification of any damage caused to the property.
Lockouts and loss of security cards and keys
In the event you lock yourself out of the apartment, you will be charged $150 to be let back in. If either security cards or keys are lost or damaged, you will be charged up to $350 to replace them.
Check-in and check-out time
Check-in is from 2:00 pm and check-out is prior to 10:00 am. Early arrivals and late checkouts can be arranged at an additional cost subject to availability.
Pets are not allowed.
For NSW Occupants/Guests
These Terms and Conditions incorporate, include and import the Code of Conduct for Short Term Rental Accommodation Industry as issued by the NSW Fair Trading – Department of Customer Service. A copy of the Code of Conduct is contained here.
Specifically, the Code of Conduct requires all occupants/guests not to at any time during the occupancy period:
- create noise that because of its level, nature, character, quality, or the time it is made, is likely to harm, offend, unreasonably disrupt or interfere with the peace and comfort of neighbours and other occupants of the premises
- act in a violent or threatening manner towards neighbours or other occupants of the premises
- act in a manner that could reasonably be expected to cause alarm or distress to neighbours and other occupants of the premises
- use or enjoy the premises in a manner, for a purpose that interferes unreasonably with the use or enjoyment of common property by neighbours and other occupants of the premises in a strata or community scheme
- intentionally, recklessly or negligently cause damage to premises, any common property, any other communal facilities within the immediate vicinity of the premises, any public property in the vicinity of the premises
- intentionally, recklessly or negligently damage the personal property of neighbours of the premises or other occupants of a strata or community scheme.
Occupants are responsible for the conduct, behaviour and actions of all of their visitors.
