Acceptance of Terms & Conditions 

By making a reservation with Astra Apartments, you agree to all terms & conditions listed below. These terms and conditions form the tenancy agreement. Please note that the term ‘Apartment’ also includes villas, townhouses and houses if reserved with Astra Apartments. 

Payment 

Payments must be paid by the due date as per the invoice. The initial invoice will confirm your tenancy and subsequent invoices will be monthly. We accept payment by Visa, Mastercard, American Express, direct debit, bank deposit, electronic funds transfer and cash. Payment by card attracts a 1.75% surcharge. If paying by card, you authorise Astra to transact payments at monthly intervals following the initial payment. 

Cancellations, postponements, delayed arrivals and early departures 

72 hours’ notice of cancellation, postponements, delayed arrivals and early departures is required for all lengths of stay in order to avoid charges. Cancellations may attract an administration fee of $150. Notice given within 3 days will result in a charge equal to 3 nights minus the number of days’ notice given. This condition also applies should a tenancy need to be reduced. 

Extension to departure date 

We will endeavour to accommodate any request for an extension to the tenancy in a particular apartment. However, if there is a pre-existing booking in the apartment it is not always possible. The earlier the request is made, the more likely that an extension will be granted. 

Apartment selection

All information and photographic material presented on the website and in promotional files is indicative and provided in good faith. It provides an indication of the style and standard of accommodation and might not represent the exact layout and furnishings of the apartment you stay in. In case an apartment becomes unavailable due to unforeseen circumstances, Astra Apartments reserves the right to provide equivalent or upgraded accommodation for the same rate. 

Apartment usage

Astra’s apartments are to be used for quiet residential purposes only. Parties, functions, excessive noise and loud music are not permitted. The number of people occupying an apartment must not exceed the number stated on the reservation document. If behaviour contravenes these conditions, the tenancy will be terminated and the occupants will be asked to leave immediately and there will be no refund for early departure.

No smoking policy

All of Astra Apartments’ properties are non-smoking. Smoking inside the apartments is strictly prohibited. A charge of $200 for deodorising will be made to neutralise the effects of smoking indoors. 

Cleaning

Please treat the apartment with respect and leave it in a neat and tidy condition. Remove all excess food and grocery items before you depart, and ensure all personal belongings are removed. If apartments require extraordinary additional cleaning on check- out, any costs incurred will be charged (including such services as steam cleaning carpets, removal of excessive rubbish, etc). 

Damages, breakages and external disturbance

The occupant of an Astra apartment agrees to pay for any breakage, damage to or loss of any furniture, fittings, and/or equipment in the apartment, its common areas and/or its contents, and agrees to provide credit card details as payment for any such occurrence. In the event that the booking is made by a person not occupying the Astra property, the “booker” accepts that they are accepting the terms and conditions on behalf of the person/s they are booking the accommodation for. They agree to reimburse Astra Apartments in full, and they agree to pursue the occupant/s (for whom they booked the accommodation) separately and without any reliance on Astra Apartments. 

Astra Apartments will provide written notice of any damage that occurs as a result of an approved booking. The booker will be provided a full list of items that need repairing/replacing, as well as an opportunity to provide their own tradespeople who can submit quotes for the required work. Inspections of damages will be facilitated by Astra Apartments and quotes need to be received by all parties within 48 hours of the damages being reported. In the absence of these quotes, Astra Apartments reserves the right to assign their chosen tradespeople who are both competitively priced and aware of the requirement to work quickly to minimise lost accommodation revenue. Astra Apartments reserves the right to charge for the vacancy period that results from the necessary repairs (this is known as the nightly rate). Should a booker instruct Astra Apartments to deal directly with their chosen repairer/s, the nightly rate will be charged until such time as the repairs are completed to original condition (the condition at the time the booking commenced). 

Astra Apartments agrees to managing the repair process as necessary and reserves the right to add 10% to the costs, to cover the work involved in the repair process. Immediate departure must occur when neighbours’ are affected by the behaviour of an Astra Apartments guest and/or external disruption and/or external property damage occurs. Astra Apartments is not responsible for any damage to your vehicle or any other vehicle while in the garages of our buildings. If a storage cage is provided by Astra management, goods are stored at his/her own risk and Astra Apartments is not responsible for any damage or theft. 

Insurance

You are required to insure your own contents. If you decide that deliberate damage needs to be included in your policy, discuss this with your insurer. Astra Apartments holds no insurance policy that covers deliberate damage. As such, all “bookers” who are booking accommodation with Astra Apartments understand that they are fully liable for all deliberate damage to the building and contents. 

Incidental Charges

Credit card details are held to secure the reservation and for any incidental charges that might occur. You irrevocably authorise Astra Apartments to charge your credit card should any incidental charges be incurred. Incidental charges include but not limited to late checkout, failure to return or lost keys, excess cleaning fees and rectification of any damage caused to the property. 

Lockouts and loss of security cards and keys 

In the event you lock yourself out of the apartment, you will be charged $100 to be let back in. If either security cards or keys are lost or damaged, you will be charged $200 to replace them.

Checkin and checkout time

Checkin is from 2:00 pm and checkout is prior to 10:00 am. Early arrivals and late checkouts can be arranged subject to availability. 

Pets

Pets are strictly not allowed under any circumstances, unless approved by Astra Apartments. In the rare instance that a pet is allowed (for example, a Guide Dog), the breed and weight of the animal must be provided at the time of booking. Upon arrival, the animal must be the one described and approved. Any damage or mess left by an animal is the financial responsibility of the booked occupant and will be charged accordingly. This includes (and is not limited to) scratched furniture, damaged fly screens and marks to walls and general paintwork. A non-negotiable cleaning fee of $300 is added to all pet bookings and is not intended to cover damage.
