When Astra Apartments began in 2001, corporate apartments were still a relatively new concept. In the industry; corporate accommodation in Australia, hotels were the default for most business travellers, reservations arrived by phone or fax, and simply explaining why a company might choose an apartment for their traveller was often part of the sales process.

Since then, we’ve watched corporate apartment accommodation evolve from a niche alternative into an established part of the business travel ecosystem.

The apartments have changed. The travellers have changed. Technology has transformed how accommodation is discovered and booked. Expectations around wellbeing, sustainability and duty of care have grown enormously.

And yet, some of the things that matter most haven’t changed at all.

As Astra Apartments celebrates 25 years, we’re looking back at some of the biggest shifts we’ve witnessed along the way.

Twenty-five years ago, the value proposition for corporate apartments was relatively simple: more space than a hotel, a kitchen, laundry facilities and better value for a longer stay.

The apartments themselves reflected those expectations. They were practical and functional, with the basic essentials required for a comfortable stay.

Those fundamentals still matter today. Space, convenience and value haven’t gone away.

But they’re no longer enough.

Today’s business traveller expects an apartment that doesn’t just function well, but feels good to live in. Contemporary interiors, comfortable places to work, spaces to relax and recharge, fully equipped kitchens, fast and reliable Wi-Fi and access to fitness facilities can all influence the experience.

Corporate apartments have evolved from being primarily a practical alternative to hotels into places people genuinely want to live.

The biggest shift hasn’t just been in the apartments themselves. It’s in the expectations of the people staying in them.

In the early days of Astra Apartments, the typical guest involved a relatively predictable group of corporates: senior executives, IT consultants and employees relocating for work.

Today, the picture is far more diverse.

Infrastructure and construction teams travel for major projects. Healthcare professionals move around the country to support hospitals. Universities accommodate researchers and academic staff. Film and television crews need temporary homes while working on location.

We also accommodate families relocating to new cities, government project teams and insurance clients who need somewhere to live when their own homes become temporarily uninhabitable.

The market didn’t just grow. It diversified.

And as the reasons people travel have changed, corporate accommodation in Australia has had to become more flexible in response.

From booking on trust, to seeing everything before you arrive

Technology changed everything

Twenty-five years ago, booking corporate accommodation required a fair amount of trust.

A travel booker might call or fax through a reservation, receive a confirmation and rely on a handful of photographs – or simply a recommendation – when choosing an apartment.

Business travellers often arrived without really knowing what to expect.

Today, that would feel almost unimaginable.

Travel bookers and travellers expect professional photography, information about the surrounding neighbourhood, reviews and ratings, live availability and, increasingly, virtual tours. They want to understand what they’re booking before they arrive.

The booking journey itself has changed just as dramatically.

What was once managed almost exclusively by corporate travel bookers can now be researched, compared and, in many cases, booked directly by the traveller through sophisticated booking platforms. AI is introducing yet another new way for travellers to discover and evaluate accommodation.

The real technology story isn’t simply that we moved from fax machines to online bookings.

Technology made corporate accommodation more accessible, transparent and efficient.

Booking became easier – and much more complicated

Travel technology solved some problems. And created a few new ones.

For the traveller, booking accommodation has arguably never been easier.

Behind the scenes, the opposite is true.

Twenty-five years ago, the process was remarkably straightforward. A reservation came directly to the accommodation provider, availability was confirmed and the booking was made.

Today, a single booking can interact with online booking tools, global distribution systems, channel managers, property management systems, travel management companies and the APIs connecting them. Add to that third-party websites and aggregators pulling property information from across the web, and accommodation content can end up in places the provider doesn’t directly control – sometimes long after that information has changed.

The result is an extraordinary level of connectivity.

But every system needs to display the correct rates, availability and property information at the same time. When everything works, the experience feels effortless. When it doesn’t, outdated availability, inconsistent information or incorrect rates can quickly create frustration for travel bookers, travellers and accommodation providers alike.

The booking experience has become faster than ever.

Making it look that simple has become considerably more complicated.

From the Yellow Pages to AI

Marketing has undergone an equally dramatic transformation.

In 2001, attracting a new customer might have involved little more than running an advertisement in the Yellow Pages.

Today, travellers and travel bookers can discover accommodation through their Online Booking Tools, Search Engines, Maps, AI-generated recommendations, LinkedIn, OTAs, Trip Advisor, reviews, email, social media, video content and more – often encountering several of these touchpoints before making a decision.

There are more ways than ever for accommodation providers to reach customers.

There is also more competition for their attention.

But while the channels have changed beyond recognition, earning trust still comes down to something remarkably familiar: delivering a consistently good experience.

The booking decision became about much more than price and location

Sustainability wasn't even a word

There was a time when choosing corporate accommodation could largely come down to three questions:

  • Is there something in the right location?
  • Is it available?
  • Is it within budget?

Today, those questions are only the beginning.

Travel bookers increasingly balance commercial outcomes with the wellbeing of their travellers and the values and responsibilities of their organisation.

Sustainability initiatives, traveller wellbeing, duty of care, safe and convenient locations, reliable spaces for remote work and comfort during longer stays can all form part of the decision.

Corporate accommodation has evolved from a largely transactional purchase into an experience that can support productivity, wellbeing and responsible travel.

From explaining the category to competing within it

We used to sell the concept. Now we compete on quality

Perhaps one of the clearest signs of how much the industry has matured in Australia is that we no longer have to spend nearly as much time explaining what corporate apartment accommodation actually is.

In the early days, our job wasn’t simply to find great apartments. It was to explain why a company should put its travellers in one.

  • How is it different from a hotel?
  • Why wouldn’t we just book a serviced apartment?
  • Will the traveller like it?

We weren’t only promoting Astra Apartments. We were helping establish a relatively new accommodation category.

Today, most experienced travel bookers already understand the benefits of having more space, a kitchen, laundry facilities, flexibility and the value apartments can offer for longer stays.

The question has shifted from “Why choose an apartment?” to “Which provider is the right fit?”

That might be one of the greatest signs of how far the industry has come.

The thing that hasn’t changed

Over 25 years, almost everything about corporate accommodation has changed.

But one thing hasn’t.

Business travel is still about people looking after people.

Technology can help a guest compare properties, explore an apartment virtually and receive a booking confirmation in seconds.

But when a flight is delayed, a project unexpectedly runs over, a family arrives exhausted after relocating to a new city, or something simply doesn’t go according to plan, people still want to know there’s someone they can call who will help.

Technology has transformed our industry, and it will continue to do so.

But after 25 years, we believe the human element matters just as much as it ever did.

Perhaps that’s the biggest lesson of all.
